Finding the leak before fixing it

A leak that shows up on a ceiling or a skirting board is very often not directly above or below where it actually starts. Water tracks along joists and pipe runs before it drips. The first job on any leak call is tracing it properly: checking the obvious joints and fittings first, then working back along the pipe run, before opening up any plaster or boxing. Cutting into a wall on a guess wastes your money and makes a bigger repair than the leak needed.

The Sandwich old-town factor

Properties inside the old town walls are mostly pre-1900, and some still have sections of lead or galvanised iron pipe in service, particularly on older supply runs that have not been fully replaced. Those materials need a different approach to modern copper or plastic: lead needs specific fittings and cannot simply be soldered, and old iron threads can shear if you apply the wrong torque.
